The tenant will be responsible for any damage caused to the premises during their occupation or tenancy.7. That no responsibility is taken for the tenant’s personal property left on the premises.8. That the tenant or any persons using the premises shall not be guilty of conduct which is a nuisance or annoyance to adjoining or neighbouring occupiers and shall comply with the by-laws applicable in respect of the premises.9. That the agents staff will describe the premises and position to the best of their ability and in good faith. No responsibility for alleged misdescription can be accepted beyond refunding deposits and payments made. Properties will only be held until 10am on the day following the reserved arrival date, after which the deposit is forfeit.10. That the cost of replacing lost keys, locks & garage controls may be deducted from the bond at cost.11. Copies are kept for our records. Bond of $1500 is required for 1 bedroom & studio apartments Bond of $2500 is required for 2 bedroom apartment Bond of $3500 is required for 3 bedroom apartment If the booking is a company booking an authorisation is needed - to be signed by the managing director. A credit check authorisation is also needed, on a company letterhead, including the following details: company name, ABN, and two references. If, for some unforeseen reason, company details cannot be obtained before the booking commences personal details will be taken until company details can be obtained. Check in time is from 2pm [for early morning arrivals we recommend booking from the day before]. A deposit of $500 is required to confirm a booking, payable via cash, Visa card, Mastercard or Bankcard. No personal cheques are accepted. Booking periodMinimum stay is 90 nights. Invoiced bookings to be paid monthly, strictly in advance [late payments will incur a penalty of 2% per month]. All other bookings are payable weekly in advance. A security bond is required for individuals. A company director’s authorisation/purchase order is required for companies. Any damages/excess cleaning [beyond normal wear and tear] are the sole responsibility of the tenant/company and may be deducted from any advance payments/deposits held. These include, but are not limited to cigarette burns, cuts, excess cleaning, damage to soft furnishings, stains, failure to return keys/remote control devices. Credit card history and rating may be investigated for late payments and personal details provided for debt recovery. Recovery and court costs are payable, by tenant, for any outstanding amount. Credit checks & personal details may be accessed if payment is incomplete. Occupancy of a mid term apartment may be terminated immediately if tenants are damaging the property, disturbing other residents or more than 7 days in arrears. No pets are allowed on the premises at any time. We will refund, in full, any deposit or payment made of the accommodation, which was booked without inspection, is not acceptable on arrival, and has not been occupied. For unclaimed reservations the deposit and booking will only be held until 10am on the day following the arrival date after which the deposit is forfeited. We accept Bankcard, Mastercard and Visa card. Personal cheques are not accepted. The by-laws are on display at the premises. Outstanding charges [such as damage to the apartment] will be deducted from security and credit charges. All apartments are non-smoking premises. Departure All bookings require a minimum of seven [7] days notice to vacate. Rental periods end at 11am on the day of departure. Dates are NOT inclusive [ie. If the booking is from the 1 st to the 15 th, occupation is for 14 nights departing at 11am on the 15 th]. Park Beachside is absolved from any and all liability for personal property. Cash deposits and prepaid rentals (prior to minimum notice periods) are refundable on departure at Park Beachside office [during office hours] by cheque. The premises are to be secured on departure and all keys to be returned to Park Beachside. Late departure will be charged out of deposits at $60 per hour [ie. After 11am] unless authorised in advance by Park Beachside. Solicitor & debt recovery fees may be recovered for late payments. The period in which Park Beachside is authorised to charge for extra costs is 14 days. To have the bond refunded the premises need to be cleared and vacated fully. The premises need to be inspected by the agent or the landlord. The bond will be refunded by cheque, or to the bond payee’s bank account, to overseas bank accounts charges apply. Cancellation feesCancellations made 0-7 days prior to date of arrival incur a forfeiture of 100% of the deposit. Cancellations 7-14 days prior to date of arrival incur a forfeiture of 50% of the deposit. Park Beachside may cancel any bookings at one week's notice (if less than one week's notice alternate accommodation can be arranged).
